Good to know

This unit is the downstairs unit with an open space concept for the living room, dining and kitchen area that's fully functional for a group of 2 to 4 people. It is a great space to hangout near all your favorite Galveston attractions and events. Of note, since this is a downstairs unit- the ceiling height is between 7-7.5 ft:-) Also- The upstairs unit is also available as a vacation rental. If interested in renting the whole house- please message me:-)

House Rules

If Instant Booking and/or reservation request is accepted, you agree to follow the rental rules as listed. Also, the reservation is subject to cancellation if rental agreement sent afterwards is not signed and returned. Please keep noise to a minimum after 9pm and before 8am as there are guests staying in the downstairs rental as well. All guest should consider having traveler insurance on their own for the duration of their stay. This is a non-smoking property. If smoking is detected on the property, the full damage deposit will be forfeited. You must be 25 years of age to rent this property. Proof of age with valid ID is required at check-in. Any falsification of age will result in immediate eviction and all amounts paid including damage deposit will be forfeited. You must personally be in residence during the entire stay and when requested by law enforcement or other authority you must show confirmation of reservation and therefore agreement to these listed rules. You acknowledge that you are responsible for the conduct of all persons you invite or allow to remain on the property during the time of your reservation. The property has a guest maximum occupancy of 6 persons at any given point in time, day or night including interior, exterior, grounds, driveways, and backyard Exceeding this occupancy limit or falsifying occupancy is strictly prohibited. Violation of the Occupancy Limit will result in immediate eviction and all amounts paid including damage deposit will be forfeited and Renter shall be liable for a $150 fee per person in excess of 6 on the property. House parties, social events, and/or ANY activity where guests exceeding the occupancy limit are invited including dinners and family reunions are strictly prohibited. Any violation will result in immediate eviction and all amounts paid including damage deposit will be forfeited. Security deposit converts to a damage deposit, which will be returned to you provided that no damage is done to the property or its furnishings, no items missing from the property, all keys are returned, and no violations to the rental agreement. There are fees associated with missing items, depending on cost to replace. Of note, the Pleasure Pier parking permit provided in the Welcome Binder has a $500 replacement fee with the City of Galveston, which will be charged to the credit card on file for the reservation if missing on checkout. Any guest(s) engaging in or arrested for any illegal activity including the possession of illegal substances is strictly prohibited anywhere in or on the property. The guest(s) will be subject to immediate eviction and all amounts paid including damage deposit will be forfeited. Subleasing the property or advertising the property in any form including but not limited to digital or social media is strictly prohibited. Fireworks are prohibited by city ordinance, both on private and public property. No BBQ grilling is allowed on enclosed decks. Lock all doors when you leave the house to keep your personal items safe. Host and property owner are not liable or responsible for personal items left behind, lost or stolen. If you leave an item behind and wish to have it returned, call us as soon as possible and if found, we will do our best to arrange for shipment. The decks, and BBQ grill are provided for the enjoyment of adult guests. Keep children away from these areas unless there is constant adult supervision. The beach / open-waters presents certain dangers. Renter/Guests must respect nature and take care to guard themselves and their guests as appropriate. Owner is not responsible for accidents and/or injuries. Failure to Checkout on time will cause Host to suffer damages that are not readily or easily calculable. The parties to this Agreement agree that a reasonable calculation of the Host’s damages is $200.00/hour stayed over by Renter. Upon final departure, please return all keys/leave all property keys and parking passes on the kitchen countertop and lock the door. Force Majeure. There may be circumstances beyond our control and contemplation, in which the property might not be available for your booking. Examples of these include (but are not limited to) extended power or other utility outage (lasting more than one day), severe weather, destruction of or severe damage to the property. In the event of Force Majeure, we will do our best to make alternative arrangements for you where possible. If we cannot, or if the alternative arrangements are not acceptable to you, then we will refund all monies paid. This will be the full extent of our liability to you in such circumstances, and we will not be responsible for any other costs connected with any such cancellation. I UNDERSTAND AND AGREE THAT THE HOST AND THE OWNER OF THE PROPERTY WILL NOT BE LIABLE FOR ANY PROPERTY DAMAGE, BODILY INJURY OR DEATH TO RENTER, FAMILY OR GUESTS OF RENTER, FROM OR DUE TO ANY CAUSE OR ACTION, ARISING DURING THE OCCUPANCY OF THE SAID PROPERTY INCLUDING BUT NOT LIMITED TO USE OF BUNK BEDS, OR HOT TUB BY RENTER, FAMILY OR GUESTS. RENTER AGREES TO DEFEND, WITH COUNSEL APPROVED BY HOST AND OWNER OF THE PROPERTY, INDEMNIFY, AND HOLD HOST, THEIR AFFILIATES, PARENTS, OWNERS, OFFICERS, DIRECTORS, EMPLOYEES, AND AGENTS HARMELSS FROM AND AGAINST ANY AND ALL CLAIMS, DEMANDS, LAWSUITS, LOSSES, DAMAGES, COSTS, EXPENSES, JUDGMENTS, FINES, PENALTIES, AND LIABILITIES (INCLUDING REASONABLE ATTORNEYS’ FEES AND COURT COSTS) INCURRED IN CONNECTION WITH ANY THIRD-PARTY DEMANDS, ASSERTIONS, CLAIMS, SUITS, ACTIONS OR OTHER PROCEEDINGS ARISING FROM RENTER OR RENTER’S GUESTS PRESENCE ON THE PROPERTY EXCEPT TO THE EXTENT SUCH CLAIM IS CAUSED BY THE WILLFUL MISCONDUCT OR GROSS NEGLIGENCE OF HOST. THIS SECTION SHALL SURVIVE TERMINATION, EXPIRATION, OR CANCELATION OF THIS CONTRACT. HOST IS RENTING THE PROPERTY TO THE RENTER IN ITS “AS IS” “WHERE IS” “WITH ALL FAULTS” AND HOST DISCLAIMS ALL IMPLIED WARRANTIES WITH RESPECT TO THE PROPERTY. IT IS SPECIFICALLY AGREED THAT THE PROPERTY IS RENTED WITHOUT ANY WARRANTY OF MERCHANTABILITY OR HABITABILITY. HOST DISCLAIMS ANY WARRANTY OF FITNESS FOR ANY PARTICULAR PRUPOSES WHATSOEVER WITH REPSECT TO THE PROPERTY AND ANY WARRANTY OF HABITABILITY WITH RESPECT TO THE PROPERTY AND THERE ARE NO WARRANTIES THAT EXTEND BEYOND THE FACE OF THIS CONTRACT. The house is located 2 blocks from the beach and Pleasure Pier along very popular parade routes for Galveston festivals. It's truly located in a location where you can walk to many local restaurants and bars. Of note, this is a downstairs unit. The ceiling height is just below 8ft. If there are guests upstairs, you may hear noise from them- like in many apartment buildings.

Erin’s place was an absolutely wonderful stay from start to finish. The space was comfortable, spotless, and thoughtfully set up, making it easy to relax as soon as we arrived. Everything was clean and well maintained, which immediately made the place feel welcoming and stress-free. Access to the property was incredibly easy, with clear instructions that made check-in smooth and hassle-free. The location was also very convenient, allowing us to come and go without any issues. The layout of the space worked perfectly, with comfortable furnishings and everything we needed for a pleasant stay. What really stood out was how cozy and well cared for the place felt—it was clear that Erin takes pride in providing a great experience for guests. It felt like a home away from home rather than just a place to sleep. Overall, it was comfortable, clean, easy to access, and exactly what we were looking for. We truly enjoyed our time here and would absolutely stay again.

Erin’s listing is exactly like the pictures. Clean, comfy, fully stocked kitchen, amazing shower, beds are sooo comfortable. The location is awesome you can walk to the beach, the rides on the pier, restaurants, and bars. Her instructions and recommendations are very detailed. She also was quick to respond to any questions. I recommend going to restaurants like the Star Drug Store for breakfast and make reservations ahead of time for Katie’s Seafood!

Erin was very attentive and would check in with us here and there. The distance to the pier was less than five minutes and the neighborhood was calm and quiet. We would definitely stay here again.
